Keeping your neighbourhood safe with essential health and safety checks

At Habinteg, keeping our tenants safe is a top priority, so we do regular health and safety checks at all our schemes as part of our Your Neighbourhood Service Standard.

These checks are designed to ensure that communal areas are safe, secure, and free from any potential hazards, providing tenants with peace of mind.

How it works

Each week, our dedicated Neighbourhood teams visit our schemes to perform routine checks of shared spaces and essential safety systems. These checks are vital for preventing accidents and ensuring that any potential issues are caught before they can become serious problems.

During our weekly inspections, we focus on:

  • Fire alarm checks: Testing fire alarms where they are installed to ensure they are functioning correctly.
  • Clear emergency exits: Ensuring that all emergency exits and escape routes are free from obstructions.
  • Hazard identification: Inspecting shared spaces such as hallways, stairwells, and communal kitchens for any hazards, such as loose wiring or slippery surfaces, and reporting them for immediate repair.
  • General maintenance: Looking for any signs of wear and tear in the communal areas, which may need attention to keep things safe and looking their best.


These weekly checks are designed to ensure that shared areas are always in a safe condition. They also help us to prevent issues before they happen.

Why it matters

Regular health and safety checks are a key part of maintaining a safe living environment for all tenants. The checks we carry out are essential because they:

  • Help prevent accidents –The more regularly we inspect, the better equipped we are to spot problems early.
  • Ensure fire safety – Fire alarms are a critical component of building safety, and testing them regularly ensures that they are working properly when needed. Emergency exits must also remain unobstructed and functional.
  • Provide peace of mind – When you know that regular health and safety checks are being conducted, it gives you reassurance that your safety is always a priority.

Keeping you updated

Along with the weekly checks, our Neighbourhood Team conducts quarterly inspections and walkabouts, which tenants can join to share feedback and raise concerns.
