Quarterly Scheme Inspections: what you need to know

We’ve now completed 86% of our Quarterly Scheme Inspections for the first quarter of 2024-245, covering a total of 96 schemes.

These 30 to 60-minute inspections identify any health and safety issues in the internal and external communal areas of your scheme to help with maintenance.

They’re carried out by your Neighbourhood Coordinator every quarter, a Local Tenant Representative and any other tenant from the scheme who wants to get involved.

A small number of schemes are currently without a Neighbourhood Coordinator so their inspections will need to be completed at a later date.

Head of Housing Donna Holmes said: “Any schemes that don’t currently have an Neighbourhood Coordinator will be prioritised next time, and, if necessary, inspections will be carried out by a coordinator from another scheme.”

The inspection

The inspections identify anything requiring attention, such as uneven paving or an outside light that’s not working, and address issues such as fly tipping.

Donna Holmes said: “In April 2023, we streamlined the inspection procedure to make them less lengthy and less of a “box ticking” exercise. The process has been improved so that if there are concerns carried over from the last inspection, they can be escalated and resolved.”

Compliance inspections for the communal parts of your building, such as fire alarm and gas and electrical safety checks, are a legal requirement and they are carried out by Habinteg staff separately.

Get involved

Scheme inspections are important as they look at what could negatively affect the communal areas for every resident on your scheme. And we’re looking for more tenants to help us with them.

West Yorkshire and Humberside Neighbourhood Manager Andrea Pedder said: “Involved tenants and others living on Habinteg schemes have a vast knowledge of what’s going on. They know what people are concerned with and talking about. Having that vital information helps us judge what’s a priority for each scheme and act promptly to resolve things.

“The inspections also ensure that we’re taking the new Tenant Satisfaction Measures into account, and that we’re listening to tenants and acting on any concerns.”

If you’re interested in taking part in scheme inspections, please speak to your Neighbourhood Coordinator for details on when the next inspection is taking place and how you can take part.
