Service charge

Your service charge is the money you pay towards services supplied by Habinteg which are beyond the services you use through the occupation of your home. For example, this could include the cost to run any communal areas.

The range of service charges you may need to pay for can be found in the service charge guide below. Your service charge will only cover services that apply to you and will depend on where you live.

What is a fixed service charge?

Habinteg charges a fixed service charge. This means that you pay a known amount every week or month and the amount does not change during the rental year. Fixed service charges cannot be varied between rent review periods. If the actual cost of the services provided is more than the service charge, Habinteg will pay the difference. If there’s any surplus (money left over after the services have been provided), this is kept by Habinteg.

How do you calculate the charges?

A fixed service charge is based on how much we know or estimate a service to cost. This is usually taken from the costs for the previous twelve months. We take into account any known or expected costs for the next twelve months and any anticipated increase. We’ll also charge a management fee to cover the cost of administering the service charges.

For assured tenancies, each year when you receive your annual rent and service charge increase, we’ll supply you with a detailed individual breakdown of the services you’re receiving and the charges you’ll have to pay.
